The House Sold In One Day..Yet it Took 4 Months of PreparationWhen a home is listed on the real estate market and gets into contract in just one day it means a lot of different things to many people. Comments like: wow, were you lucky, good for you, you must have priced it low, lucky to find a buyer to buy at that price, the market is up, etc.But the truth is the house gets into agreement because the right home buyer is there at the perfect time with a house in exemplary condition in the right neighborhood at a good price point. Yet it truly does not sell in one day and that is what all these real estate agents do not understand as well as the neighbors. No, it took 4 months of consistent work, upgrades, maintenance to make this home show ready for that initial day it was presented to the market.Kind of like a debutante coming out in all her finery (do they really still do this?) to the world to see...in the right place, in the best condition and ready to be seen. Yes, this house was show ready and it actually is priced higher than other Realtors who had competed for this listing said they would price it at. So I know it was not the price. It was the belle of the ball in the real estate market in its price range. But remember it took many months of work by the home sellers for the home to get to this point.It makes all the difference when home sellers listen well to their agent on all points. In this case, in this RI real estate market it made the difference in a quick home sale or a longer one. So did this home really sell in one day? Well the home sellers know differently but they'll never tell and only their real estate agent knows for sure!
